Closings:
During the process of closing on a property,
a highly trained in-house attorney and closing notary reviews
your contract to make certain your interests are protected
within the State of Louisiana guidelines. We also inform
you of the other documents we need to proceed with the
closing.
Here at Mahony Title Services
we want you to feel as comfortable as possible. There
are a lot of details involved in a closing, and we are
with you every step of the way. We will form a relationship
with you to make certain you are aware of every element
of your title’s progress. You will always have
access to our staff of attorneys to assist you with any
legal questions you may have on any of the documentation
associated with the closing.
We are in direct contact with the buyer’s
lending institution, ensuring that the loan is processed
in a timely manner. We work closely with the lender to
gather all the materials you will need to close on your
property. All documents we receive are prepared by an attorney,
checking for accuracy and also legality.
A title search of the property is executed.
We review local town land records, review all documents
pertaining to the individual lot of land that were transacted
by the prior owners, obtain current tax and assessment
information, and check that your property is in compliance
with zoning. All of which are essential to securing a clear
title.
On the day of the closing the attorney
and closing notary who have been working with you during
the entire process will attend the closing with you. The
attorney will explain all the documents presented at the
closing table and answer any questions you may have, but
our role in your transaction does not end with this part
of the closing. We handle the wrap up of all your documents
or post closing details; and we are available to help you
with any further concerns or questions you may have about
future real estate transactions.
